- Inspect subfloor ventilation and moisture levels
- Check smoke alarms and replace batteries
- Apply deck oil or stain to any bare or weathered timber
Winter (June – August)
- Monitor for condensation issues — check walls, window reveals, and ceilings
- Inspect extractor fans in bathrooms and kitchen — ensure they are extracting effectively
- Check lagging on any exposed pipes in cold areas to prevent freezing
- Inspect roof after heavy rain or wind events
- Check all interior door and window hardware — latches, locks, and hinges
- Review any outstanding maintenance issues for attention before summer
- Inspect underfloor insulation condition if accessible
Spring (September – November)
- Full property inspection — walk through interior and exterior systematically
- Check deck structure and surface after winter — a good time for repairs before summer
- Inspect all retaining walls, paths, and exterior steps for movement or damage
- Check and test extractor fans and rangehoods
- Touch up any exterior paint or caulking damaged over winter
- Service and test water heating systems
- Inspect fence posts for ground-line rot and movement
At Each Tenancy Transition
- Carry out a thorough property inspection and document condition with photos
- Complete all outstanding maintenance before new tenancy commences
- Check all door locks, window latches, and security hardware
- Test all smoke alarms and replace if required
- Inspect bathroom and kitchen silicone seals
- Check all tapware and water connections under sinks
- Verify all Healthy Homes requirements are met
Annual Tasks
