Cabinet Doors and Drawers
Over time, cabinet hinges loosen, drawer runners wear out, and doors fall out of alignment. These are quick fixes when caught early but become frustrating daily irritants if left. Check all hinges are tight, doors are level, and drawers open smoothly. Replace worn runners and adjust soft-close hinges as needed.
Benchtop Condition
Laminate benchtops can delaminate at edges and joins if water is allowed to sit. Seal any lifting edges with appropriate adhesive promptly. Stone benchtops rarely need maintenance but should be resealed periodically according to manufacturer recommendations. Check around the sink for signs of water damage or swelling in the substrate.
Sink and Tapware
A dripping kitchen tap wastes significant water over time and should be repaired promptly. Check under the sink regularly for slow leaks from the waste trap or supply connections. Slow drains are usually caused by grease buildup and respond well to regular flushing with hot water and baking soda.
Splashback and Grouting
Tiled splashbacks with cracked or missing grout allow moisture into the wall behind, leading to mould and water damage. Regrout any areas showing deterioration. Silicone seals around the sink and between the benchtop and splashback should be replaced when they crack, discolour, or lose adhesion.
Ventilation
Rangehood filters should be cleaned regularly — typically every 1–3 months depending on cooking frequency. Blocked filters reduce ventilation effectiveness and can become a fire hazard. Check that the rangehood fan is extracting effectively and that ducting is clear.
Flooring at the Kitchen Entry
The transition between kitchen flooring and adjacent rooms is a common wear point. Check that floor coverings are secure and that transition strips are tight. Loose vinyl or lifting laminate edges are trip hazards and should be repaired promptly.

Rental kitchens take more wear than owner-occupied properties. At each tenancy turnover, inspect cabinet doors, drawer runners, hinges, tapware, splashback grout, and floor condition. Address minor issues between tenancies to avoid them accumulating into larger repair bills.
