Annual Inspection
Once a year, inspect your deck thoroughly:
- Walk across all boards and feel for soft or spongy spots — a sign of rot
- Probe post bases at ground level with a screwdriver — rot commonly starts here
- Check all fixings for rust or popped nail heads
- Test handrails and balustrades for movement or looseness
- Look under the deck for structural member deterioration
Cleaning
Clean your deck at least once per year, preferably in spring. Use a soft brush and a purpose-made deck cleaner. Avoid high-pressure washing on soft timbers as it can raise the grain and damage the surface.
Oiling and Sealing
Timber decks need oiling or sealing regularly to resist moisture, UV and foot traffic. Most decks in Canterbury need re-oiling every 1–2 years. Hardwoods like kwila can go longer between treatments. Always oil clean, dry timber.
Common Repairs
- Replace split or rotten boards promptly to prevent spread
- Re-secure loose boards and replace corroded fixings with stainless steel
- Treat or replace rotted posts — this is structural work
- Ensure handrails meet the Building Code height requirements (1 metre for decks more than 1 metre above ground)
When to Replace Rather Than Repair
