- Request a LIM (Land Information Memorandum) from the council — check consents, zoning and any issues on file
- Get a copy of the title and check for covenants or easements
- Review the property file at the council for building consent history
- Check Canterbury Maps for flood risk, liquefaction zones and ground conditions
Exterior Walkthrough — What to Look For
- Roof condition — missing tiles, sagging, rust or storm damage
- Gutters and downpipes — blocked, leaking or pulling away from fascia
- Cladding condition — cracks, gaps, failed paint or signs of moisture
- Window and door frames — rot, failed seals, condensation in double glazing
- Decks and fencing — rot, structural movement, building code compliance
- Site drainage — does water flow away from the house?
Interior Walkthrough — What to Look For
- Cracks in walls or ceilings — particularly diagonal cracks at corners of windows and doors
- Staining on ceilings or walls — may indicate past or current leaks
- Soft or springy floors — possible subfloor moisture damage
- Bathroom and kitchen — silicone condition, tile grout, leaks under sinks
- Subfloor access — check for adequate ventilation and vapour barrier
Questions to Ask the Vendor
- Has any building consent work been carried out? Were code compliance certificates issued?
- Have there been any leaks, flooding or water damage?
- Are there any outstanding maintenance issues or deferred repairs?
- Has the property been tested for monolithic cladding weathertightness?
